General Data

Grand Lake Estates is situated in an area which is characterized by the abundance of vacant land, its suburban location, proximity to the Houston regional job market and easy access to and from IH-45 connecting this portion of Montgomery County to Houston. Located approximately eight miles west of Interstate Highway45, the subject Grand Lake Estates and adjacent land has been left undeveloped. However, as development such as the Woodlands to the south have developed more and more people are looking to areas further north to escape the urban density of the more developed areas to the south. This effect has created demand for subdivisions, which offer large lots of an acre or more and has spurred the development of residential community such as Grand Lake Estates. There now appears to be a move by individuals approaching retirement age to rural developments, which offer amenities, such as golf courses, fishing lakes, bike trails, and open common areas, however, are still relative close to metropolitan area with major medical centers, such as Houston.

There are numerous developments, which offer the acre plus residential lots in the neighborhood, such as Crown Oaks to the north, Montgomery Trace and Ridge Lake Shores to the east and Elk Trace Gold Estates to the southeast. However, none of these developments offer less than an acre lots, with a golf course amenity. The reason being that any development, with less than a acre lot size must be serviced by sewer facilities, which none of the foregoing development have. Residential developments which have sewer can be found within the city limits of Conroe to the east northeast and are more of the typical urban development.

Commercial development can be found along the primary traffic arteries surrounding the of Conroe eight miles to the east northeast. The infrastructure is considered adequate with public utilities (water) available in current quantities to sustain residential development. The thoroughfares are paved and access throughout the neighborhood is considered adequate.  Overall, conditions are conducive to single-family growth, as evidenced by the surrounding developments.

 

Accessibility

   Grand Lake Estates is situated approximately forty-eight (48) miles north/northwest of the Houston Central Business District (CBD). Access to the CBD is directly accessible via IH-45. Consequently, all areas of Houston and Harris County are easily accessible. Major  thoroughfares throughout the area include: IH-45, State Highway 105, F.M. 285, Loop Highway 336, Honea Egypt Road (F.M.2978), F.M.1488, and F.M. 149.

 

Visual Aspect

Grand Lake Estates has a desirable appearance, with most development being in good condition. In addition, there is a considerable amount of vacant, waterfront or golf course lots in the neighborhood.

Topography

The subject area has a generally level to gently rolling topography. With elevations of up to 316 feet.

Public Utilities/Infrastructure

All of the public utilities are generally available. Electricity is supplied by Reliant Energy; Natrul Gas is supplied by L.D.C. Inc and telephone service is provided by Consolidated Cmmunications. Water is provided by private water company, Mid South Energy. Streets are all private ashpalt and a new waste treatment plant has been permitted to provide waste treatment to the new lots in section 12.

Fire protection is provided by Montgomery County.

Employment

Employment centers are located in the city of Conroe, Woodlands area and North Houston, with major employers in the area including Ball Metal Container, Borden Dairy, Conroe Regional Medical Center, Conroe ISD, Conservatek, Crown Cork & Seal, Dal-Tile, CVS Drug, Entergy Texas, Hempel Coatings, USA, Hughes Christensen, Huntsmand Corporation, Magnolia ISD, Maverick Tube, Montgomery County, Montgomery ISD, New Caney ISD, R&M Energy Systems, Sparkler Filters, Splendora ISD, TXU Communications, Unidynamics, Varco, and Willis ISD

Quality and Convenience of Stores

The quality and convenience of stores, which serve the subject's neighborhood is considered to be fair with the residents having to travel to Conroe or the Woodlands for major needs. With development at the corner of FM 1488 and FM 2978 there is a Kroger Signature store ans a new Walgreens with several restraunts nearby.

Recreational and Cultural Opportunities

The lots will be built on the around the Gary Player golf course, with the development having numerous lakes, which includes the 28 acre lake along the north line of Grand Lake Estates Drive. In addition, Lake Conroe is a 10 minute drive to the north and the golf courses of the Woodlands, April Sound, Walden and many others nearby. Religious facilities of  various denominations are located throughout the area.

Schools

Primary and elementary education is provided by the Montgomery Independent School District. This school district is held in high regard and considered a positive influence on residential values. Elementary, middle, and high schools are located throughout the area. Higher Education is available outside of the neighborhood but within convenient commuting distances. Community services for the neighborhood are considered adequate. Medical care is provided by Conroe Regional medical center and the Woodlands. The area is rapidly expanding and will soon be the new retail area along with The Woodlands.

Summary

Grand Lake Estates is well located relative to major transportation arterials and is not adversely impacted by negative governmental forces. The social and environmental factors affecting value are considered desirable and have resulted in considerable new construction in the single family markets. The location of IH-45 and proximity to The Woodlands and Conroe employment centers, makes this a desirable area for residential development.
